The paper presents the analysis of a business of housing development. The Michael Porter's five force model was used to focus on the companies' external competitive environment. The article attempts to estimate the power of new entrants, the bargaining power of suppliers, as well as, the power of buyers, and a threat of substitutes' appearances. The paper presents the results of research conducted in 2004-2005 in 29 housing development companies in Poland.
